What Are the Next Steps?
We work to take the stress of owning a rental property off your shoulders. Our vacation rental management program is full-service and designed so that, after the onboarding process, there is very little you have to do beyond cashing your check each month.
We meet you where you are. In person, virtually, or over the phone. At our initial consultation we will go over the management program and answer any questions you may have.
- Initial consultation. This is an opportunity for you to meet us, discuss your goals, and see if we are a good fit for you & your property.
- When you are ready to move forward, we will send you documents to sign electronically and discuss the onboarding dates.
- Inventory – Once paperwork is signed, we will do an initial walk through and inventory to let you know what else you may need to provide your guests. You can have items delivered to our offices and we will put them in the property if you are not local.
- Professional Photography – Once the property is ready to go to market, we will arrange our photographer to visit the property and take high-res photos, drone photography, & a 3-D walk through of your property.
- We will conduct a market analysis to determine current rental rates utilizing our experience, market knowledge, & a very smart algorithm & software that takes into account your competition, days of the week, time of the year, local events, property amenities, & market demand.
- Once photos are back (48 hours later), we will design an optimized listing of your vacation rental meant to drive traffic resulting in exposure, and ultimately, bookings.
- Fine tuning – we further optimize your listing based on guest feedback and questions, and communicate with you any property needs identified by the guests.
- Your owner portal allows you to to block off dates for personal use, and see how your property is performing in real time.
- You will be paid for the previous month by the 15th of the following month, along with a breakdown of your income and expenses.
If additional questions arise, we are just a phone call, text, or email away. Communication is a huge component of our success and the success of your vacation rental!
Included in our management fee is an initial starter set of toiletry items & basic necessities provided complimentary to your guests at check-in.

- Paper towels, toilet paper, & trash bags
- Welcome basket with individually
packaged snacks, coffee, and water
When repair needs come up, you won't be left in the dark. We stay in constant communication with you, via your preferred method and keep you updated on the scope of the work needed, repair costs, and successful completion of the job. We do not charge additional fees to coordinate repair services and will often arrange for you to pay vendors directly.
We are happy to coordinate with local vendors either from our list of vetted professionals, or with your preferred vendors.

We know a lot of time, planning, and cost goes into a vacation, and we strive to ensure you have an incredible experience while visiting our Gulf Coast.
Keep an eye on your app and email notifications for communications from us with check-in/out procedures including door codes and information about the property you booked.
Please be aware, door codes will be released the day before or day of your arrival. Feel free to reach out with any questions you may have that are not addressed in your welcome email.

Did you know?
The original Skyway Bridge was the site of two major maritime disasters over a four-month span, the second of which resulted in the bridge's partial destruction and eventual replacement.
On the night of January 28, 1980, the United States Coast Guard Cutter Blackthorn collided with the tanker Capricorn just west of the bridge, resulting in the sinking of the cutter and the loss of 23 crew members in the worst peacetime disaster in the history of the US Coast Guard.
On the morning of May 9, 1980, the freighter MV Summit Venture collided with a support pier near the center of the bridge during a sudden squall, resulting in the catastrophic failure of the southbound roadway and the deaths of 35 people when several vehicles (including a Greyhound bus) plunged into Tampa Bay.
Within a few years, the damaged span was partially demolished, the surviving span was converted into a long fishing pier, and the modern Sunshine Skyway was built. The current bridge incorporates numerous safety features designed to protect the structure from ship collisions, as it spans one of the busiest shipping lanes in the United States.
