for Vacation Rental Property Owners

If you are interested in having Azul Bay VR represent your property in the vacation rental market as your vacation rental manager, our first step is to book an appointment with you so that we can discuss your property and understand your goals. We recognize that every owner has different investment goals, and we will work to help you achieve those goals. Whether your intent is to maximize your gross income or you want a property that you and your family can use but also covers the carrying costs, we will work with you to craft a strategy to achieve those goals. Our team is experienced in the rental market and understands what it takes to maximize the income your property can realize while also providing a five-star guest experience.

Our vacation rental management program is full-service and designed so that, after the onboarding process, there is very little you have to do beyond cashing your check each month. We work to take the stress of owning a vacation rental off your shoulders.

At our initial consultation with you, either on the phone, virtually, or in person, we will go over the management program and answer all of your questions. If additional questions arise, we are just a phone call, text, or email away. Communication is a huge component of our success and the success of your vacation rental!

After our initial consultation, when you decide to move forward with Azul Bay VR, we will send you an agreement to sign, an appointment to inventory the property, and an appointment for: professional photography; drone photos; and a video walk-through of the property. If needed, we will send you a list of inventory items we recommend you stock the property with, as well as a link to the product(s) online for your convenience. Any items you decide to add to the property can be directly shipped to us. We will accept the package and place the item on the property. Once the property is ready to market, we take care of crafting the listing to increase bookings and drive interest in your property. We expertly price your listing based on the time of year, current market conditions, competition, and the specific amenities your property offers.

We will send your net proceeds for the previous month by the 15th of the following month, along with a breakdown of your income and expenses. We strive to minimize any additional fees, and we will include some basic items as part of the management fee.

For example:

An initial set of toiletry items (hand soap, shampoo, conditioner, and body wash), dish soap, toilet paper (2 rolls per bathroom), paper towels (2 rolls), dishwasher detergent, a welcome basket, and individually packaged snacks, coffee, and water will be provided to your guests at check-in.

Minor items like air filters and light bulbs are included.

As your vacation rental property manager, we will stay in constant communication with you and update you based on your preferred communication style. If a deferred or emergency maintenance item comes up, we will consult with you prior to making any decisions that will incur a cost to you, unless you tell us otherwise or have a repair limit in place. We do not charge additional fees to coordinate repair services and will often arrange for you to pay vendors directly.

We know a lot of time, planning, and cost goes into a vacation, and we strive to ensure you have an incredible time while visiting our Gulf Coast. Once you book one of our properties, we will reach out to answer any questions you may have, provide you with property rules & regulations, and as your check-in day approaches, we will provide instructions to access the property.If you would like some ideas of what to see and do while visiting, we have several helpful resources available to you.

Did you know?

The original Skyway Bridge was the site of two major maritime disasters over a four-month span, the second of which resulted in the bridge's partial destruction and eventual replacement. On the night of January 28, 1980, the United States Coast Guard Cutter Blackthorn collided with the tanker Capricorn just west of the bridge, resulting in the sinking of the cutter and the loss of 23 crew members in the worst peacetime disaster in the history of the US Coast Guard. On the morning of May 9, 1980, the freighter MV Summit Venture collided with a support pier near the center of the bridge during a sudden squall, resulting in the catastrophic failure of the southbound roadway and the deaths of 35 people when several vehicles (including a Greyhound bus) plunged into Tampa Bay. Within a few years, the damaged span was partially demolished, the surviving span was partially demolished and converted into a long fishing pier, and the modern Sunshine Skyway was built. The current bridge incorporates numerous safety features designed to protect the structure from ship collisions, as it spans one of the busiest shipping lanes in the United States.
